Cock Lane, Tylers Green
This property, a detached bungalow built in 1900, required a total refurbishment both inside and out.
Initially, all utilities were upgraded including the replacement of existing iron water inlet pipe from the mains water supply with a new non-corrodible plastic one. The boiler and related pipework were also changed and the property completely re-wired including the addition of a new mains consumer unit.
Two bathrooms (one ensuite) were fitted as well as refurbishment of all four bedrooms including the addition of new stud walls, plastering, new windows and doors and all furnishings. Solid lacquered walnut flooring was laid throughout the house.
To the rear of the property, a 50m2 extension was erected that involved the removal of a mains sewer inspection chamber and construction of a new one outside the building. Internally, a new kitchen was fitted with granite work surfaces as well as a utility room constructed containing additional storage units and a sink. Outside, multi-level softwood timber decking was erected including ballustrades with aluminium powder coated railings and bespoke handcrafted stairs fitted with LED spotlighting. A large balcony was powder coated and secured to the external wall outside the master bedroom.
The outside of the property was fully re-rendered to provide a smooth finish for new paintwork and the heavy, weathered concrete roof tiles were replaced with slates. At the front of the property, a retaining wall was erected as part of the creation of a flat driveway for parking and the kerb was dropped to allow for passage of vehicles to and from the property. The driveway space was filled with silver granite chippings and the porch tiled using silver granite slabs.
